Living here in the “Themepark Capital of the World” means that we have lots of vacation rental homes that are becoming very popular for investors. With these homes in my backyard, I have found quite the niche of transforming these homes into vacation escapes that guests will never forget. And unforgettable vacations means that these homes get rented exponentially more than others, so these investment homeowners are seeing very big returns.

The designs that I create in these vacation rental homes are entertainment havens and getaways of complete comfort. Each room and space is carefully themed with appealing pops of color and many elements of surprise, and each that I design creates its own unique and memorable experience. You are truly taken somewhere else, which is exactly where your guests want to be: on vacation.
When we do these vacation rental projects, you choose from our 3 Tiers of Transformation (see just below). We then remodel the homes in a very quick time period, which is quite the rewarding challenge. I make you feel at total ease by taking complete control of the project, and I do so with your budget and desire for profit at the forefront of my mind. At completion, the professional photos that are taken for advertising your home showcase the home as a complete step over all of the competition.
3 Tiers of Transformation
When you choose a home to purchase and renovate, we will work together to determine which of the below packages best suits your budget and return on investment goals. What sells most renters is the home's movie theater and/or game room, so our tiers focus on the theaters as the primary comparison point for highlighting the differences between each. The same level of detail, theming, customization, and refinement that you see in each tier's theater/game room is also incorporated into the rest of the home.
Classic
Provides themed, larger than life, hand-painted characters combined with comfortable and memorable design.
Elite
Includes a signature design for a customized, 3D experience that is further enhanced by inviting and fun spaces throughout.
Luxe
Has exceptional touches throughout the entire home that make it come alive and creates an experience like no other.
Our Process
1.
You contact me stating your interest in enlisting my help. If possible, I go see the home so I can get a rough idea of the work that it will entail, and I take pictures and measurements. Otherwise, I research the home through online means to get an idea for the condition and needs of the home.
2.
Phone or in-person consultation to discuss the home, needs, vision, and budget. We talk about the # of adult and kid bedrooms, if there will be a movie theater and/or game room, and the style and themes of all of the spaces if you have initial thoughts. We also discuss furniture, flooring, cabinets, and more to decide what should be kept or replaced. 1-2.5 hour meeting.
3.
Pricing and design vision starts to get created by me and my team. I develop the theming ideas for the kids’ bedrooms and movie theatre/game room and determine the overall style of the whole home. I contact all contractors for their pricing and begin sourcing and shopping. ~2 weeks to complete this phase.
4.
Presentation of the proposal that includes the design plan and cost estimate. Together, we review all details, which is often broken out into three options/tiers, and determine the final scope and projected completion timeline. ~2 hour meeting.
5.
Implementation and execution of the renovations and design. With a carefully coordinated schedule, my team and I typically begin the project the day after you close on the new home (if applicable). Timeframe for this phase varies based on the size of the home and level/tier of design that is chosen.
